Welcome to Highland Woods
Highland Woods is a dynamic community of homeowners. Nestled in the woods alongside Old Middleton Road, the 55 condo homes were built between1984 and 1987. The homes’ distinct contemporary styling, combining attached two-unit as well as free standing structures, was designed to blend with the woods and preserve the natural wooded environment.
The main street winds through the community, resulting in two entrances from Old Middleton Road. Flowering crabapples, magnolias, towering oaks and catalpa trees line the streets along with a complement of shrubbery, decorative grasses and woodland flowers. Many real estate agents comment that the beauty of the woodland environment immediately attracts buyers to this community and sustains the home’s increasing property value.
At Highland Woods, maintenance of common areas is funded through a monthly fee on the owners which pays for lawn mowing, leaf and brush pick up, snow removal and limited tree and shrub trimming, garbage pick-up, as well as an insurance umbrella policy for all units except for individual unit contents.
Unlike more “typical” condominiums, owners at Highland Woods are responsible for the cost of exterior maintenance. This is not an expense covered by the monthly fees.
A Board of Directors is elected each year by the community, and these volunteer homeowners meet quarterly to ensure oversight and the smooth running of the Association. The BoD partners with a Property Management Company, selected by the Association, that oversees hiring and payment of contractors who are needed for maintaining the common areas in Highland Woods. A subcommittee called the Land Stewardship Committee oversees issues regarding the shrubs, plants and trees within Highland Woods. There is also an Architectural Committee that maintains standards and consistency among the home structures of Highland Woods.
A major benefit of living in Highland Woods is the “woods” itself. It is a growing and living environment of beauty. Homeowners are asked to attend to the quality of the plants and land around their unit so that we all become “stewards” of the land. This means watering plants and shrubs when the season is dry, attending to the health of shrubs and trees and pulling weeds when they appear. One advantage of this is that neighbors are engaged in caring for the land, and we get to know each other in the process.
Highland Woods comes with a lot of hands-on charm. People who come up here feel like they’ve entered the countryside and comment on its peacefulness and beauty. Living here feels like a privilege!
